The Five Pillars of Evaluation

Our audit is structured around five critical pillars, each with a specific weighting. A property must achieve a minimum score of 85 out of 100 to be considered for inclusion.

1. Legal & Permitting Integrity (30 Points)

This is a non-negotiable foundation. We conduct exhaustive legal due diligence to ensure absolute clarity and security for our clients.

  • Title Verification (10 pts): Clear, verifiable, and unencumbered land title (Sertifikat) registered with the National Land Agency (BPN).
  • Zoning & Land Use (10 pts): Full compliance with local (RTRW Daerah) and national spatial planning, ensuring the property is zoned for tourism and private residence.
  • Operational Licensing (10 pts): Possession of all required permits, including Building Permit (IMB/PBG), Environmental Impact Analysis (AMDAL or UKL-UPL), and a valid Tourism Business License (SIUP Pariwisata).

2. Privacy & Security (25 Points)

For our clients, absolute privacy is the ultimate luxury. We measure this through objective criteria.

  • Exclusivity & Seclusion (10 pts): Assesses distance from populated areas, commercial shipping lanes (verified with AIS data), and other tourist operations.
  • Natural Barriers & Access Control (5 pts): Evaluates natural topography (cliffs, reefs) and man-made access controls that prevent unauthorized landings.
  • Security Infrastructure (5 pts): On-site security personnel, surveillance systems, and established communication protocols.
  • Airspace & Maritime Privacy (5 pts): Low-traffic airspace (checked against AirNav Indonesia data) and minimal boat traffic.

3. Infrastructure & Amenities (20 Points)

We assess the quality and reliability of the island’s essential infrastructure to ensure a seamless, five-star experience.

  • Power & Water Systems (10 pts): Redundant power generation (solar with generator backup), water desalination capacity, and purification standards.
  • Connectivity (5 pts): High-speed satellite internet (VSAT) with verified bandwidth and cellular signal strength.
  • Luxury Standards (5 pts): Quality of architecture, interior design, furnishings, and amenities (e.g., spa, gym, media room).

4. Accessibility & Logistics (15 Points)

An island must be remote, but not impossible to reach. We evaluate the entire logistical chain.

  • Proximity to Hub (5 pts): Travel time from the nearest international or domestic airport with private jet handling capabilities (e.g., Bali DPS, Lombok LOP, Labuan Bajo LBJ).
  • Transfer Quality (5 pts): Availability and quality of last-mile transport (e.g., twin-engine helicopter, private yacht, seaplane). Condition and safety rating of helipads and jetties.
  • Service & Supply Chain (5 pts): Established and reliable logistics for staffing, provisioning, and emergency services (MEDEVAC plan).

5. Ecological Integrity & Sustainability (10 Points)

We believe the natural environment is the most valuable asset. We only partner with properties that are stewards of their ecosystem.

  • Marine Health (5 pts): Health of surrounding coral reefs, presence of biodiversity, and absence of pollution. Assessed by our in-house marine biologist.
